How to Use the Mortgage Calculator

Our free mortgage calculator works out your monthly repayment based on four inputs:

  1. Property Price — the full purchase price of the home
  2. Deposit — the amount you're putting down upfront (minimum 5%)
  3. Interest Rate — use the current best rate (3.87%) or your lender's offered rate
  4. Mortgage Term — how many years to repay (typically 25–35 years)

The calculator shows your monthly payment, total amount repaid, total interest paid, LTV ratio and an estimate of stamp duty.

A longer mortgage term (e.g. 35 years instead of 25) lowers your monthly payment but significantly increases total interest paid. LTV — Loan to Value Explained

LTV (Loan to Value) is your mortgage loan as a percentage of the property's value. It determines which mortgage rates you can access:

Stamp Duty 2025/26 (England)

Stamp Duty Land Tax (SDLT) is a tax on property purchases in England. The current thresholds for 2025/26 are:

  • Up to £250,000: 0%
  • £250,001 – £925,000: 5%
  • £925,001 – £1.5m: 10%
  • Over £1.5m: 12%

As of June 2025, a competitive 2-year fixed rate is around 3.89–4.2%, and a 5-year fixed is 4.12–4.5%. The Bank of England base rate is 4.30%. Rates vary significantly based on your LTV — a 60% LTV will always get better rates than 90% LTV.
A 25-year term is the UK standard and pays off your mortgage faster with less interest overall. A 30 or 35 year term lowers monthly payments, making it more affordable — particularly useful for first-time buyers stretching their budget. You can often overpay to reduce the term later.
Beyond the mortgage itself, budget for: arrangement fee (£0–£1,999), valuation fee (£150–£1,500), solicitor fees (£1,000–£3,000), survey (£400–£1,500), stamp duty, and removal costs. Total buying costs are typically £5,000–£20,000+ on top of your deposit.
